8050 is a private residence club adjacent to The Village at Mammoth. It has 28 units — one, two, or three bedrooms each.
All ownership in 8050 is fractional ownership. You own a portion of a unit type rather than a specific unit. You purchase based on a unit size (1, 2, or 3 bedrooms) and when you visit you’ll stay in one of the units of that size based on availability.
Fractional ownership is sort of like a timeshare with some key differences. With a timeshare, you get a certain amount of time to spend at a property. With fractional ownership, you actually co-own part of the property. You have equity in your portion of the property with fractional ownership, and with a timeshare you don’t have equity.
You can sell your fractional ownership anytime. You have a deeded interest with fractional ownership, which you don’t have with a timeshare.
At 8050 you typically get three planned vacation weeks of use in the summer and three weeks in the winter, but you can also use your time on short notice when space is available. If you can’t use one of your planned weeks, 8050 is associated with Elite Alliance, so you can save your points and travel to their properties around the world.
If you’re fairly flexible with your time and schedule, 8050 is a great option. Owners rotate through priority level in picking dates, so some years you’ll get your top pick and some years you won’t. Often weeks are already scheduled when ownership changes hands, so ask your real estate agent about already-scheduled weeks.
The property provides a luxury hotel experience, which is currently limited in Mammoth. It has a 24-hour front desk, secure onsite members’ storage for things you want to leave at the property for your visits, and assigned underground parking.
Amenities include a rooftop lounge and spa with great mountain views, Village gondola access via a private sky bridge, a game room, a media room and movie theater, climate-controlled wine storage, boot dryers in every unit, and a fitness center.
There are no rentals allowed in this property, so all guests are owners or friends/family of owners.
